  • The Developmental Possibilities for Methods of Real Estate and Farm Property Evaluation in Agriculture

    Different methods for evaluating property have gained greater importance in agriculture since the change of regime. The open market evaluation could be the best method if the agricultural property had significant turnover, which could serve as a reliable comparison. However, there is no notable turnover, and selling is scarce. And, when there is some, the sales contracts are not available. On the other hand, the open market evaluation is almost the only one assessing method in Western Europe and in the United States. The matrix comparing market data in my methodological development helps to estimate the effects of the elements which determinate real estate value of farms.
    Another method for evaluating farm property is the discounted future earnings. Enterprises are able to produce series of income continuously during their working periods, which can be considered as perpetuity. This is the base of the discounted future earning evaluation. Determination of income generating capacity is not an easy task. It is also difficult to choose the proper rate of capitalization. If this rate is higher than the usual level, the property will be underestimated. If it is lower, the property will be overrated. According to my calculations the profitability of certain farms of animal breeding may be evaluated under different operating conditions. Furthermore, the capitalisation interest rate may be determined in an objective way.
    The problem of applying the depreciated replacement cost evaluation method is that there are big deviations among investment costs in tenders of contractors; moreover the estimations of special depreciation forms are rather subjective. One of the process’s greatest difficulties for reliability is that it is doubtful whether depreciated replacement cost could reach the real market value. The utilisation of this method may be spread further in the future by standardising average gross replacement cost of building as well as by measuring depreciation more objectively.

  • The influence of original acquisition on existing rights in rem of third parties

    In this lecture we will give an overview about the aspects and traditions of distinction between original and derivative getting modes.
    We will examine which of the getting modes can be looked at as „obviously” original and review how they affect the third party’s rights existing on property. This study makes it possible to explore the analyzed original getting modes common characteristics and to review the dogmatic and law political aspects regarding the getting modes regulations.

  • The Valuation System of the National Land Fund

    The aim of establishing a National Land Fund was to realise the rational management of land property belonging to the Hungarian State, to assist in the realisation of estate political directives, and also to support the development of a modern property structure based on family farms. During this 3 years operation the National Land Fund has become the major player of the Hungarian land market. It has arranged land trades totaling 15,000 hectares, which makes 50% of total related turnover. The NLF created the reason for the existence of land as credit security with the provision of security of mortgage credits. National Land Fund has written co-operation contracts with 11 commercial banks in order to provide long-term agricultural mortgage with the background of land security. NLF has issued almost 1,000 conditional declarations of land purchase to the banks, helping the credit system of agricultural companies.
    The valuation system „TÉR” created by the National Land Fund, is a many-sided, flexible system adjusted to Hungarian conditions. This evaluation system can determine the value of land in a reliable way. NLF built further controls into the process with the co-operation of independent revisers providing real determination of land value.

  • Evaluation of the blood product characteristics of meat meal and hemoglobin with non-invasive methods in the VISNIR wavelength

    The separate collection of poultry slaughterhouse trimmings and blood is partially solved in Hungary. Only properly prepared animal by-products, protein meals can be utilized as animal feed additive. However, different protein meals are appropriate for feeding different animal species. That is the reason why it is important to avoid accidental cross contamination of the products. Meat and blood meal produced on the same technological line, therefore mixing of the products can happen in various proportions during the shift of production.

     

    Thus the aim of this study is to develop a spectral method which will allow to estimate the ratio of meat and blood protein meal in the final product. During the test the products were mixed in different proportions and were examined by the spectral method. Measurements were conducted with AvaSpec 2048 spectrometer in visible (VIS) and in near infrared (NIR) wavelength range (400–1000 nm) to define the spectral differentiation of the different meal products. Significant difference can be detected in spectral reflectance between the meat and blood product in the VIS-NIR range. The blood product has a characteristic spectral property: in the range of 600 and 735 nm reflectance values are increasing following a sigmoid curve. This property is not observed in the case of meat meal: close to linear rising is detected. Effective protein rate and purity detection could be made by Blood Product Sensitive Mixing Index (BPSMI – R930/R600), and by the calculation of inflection point in 600–735 nm.

     

  • Effects of fermented chicken manure products on the N mineralization rate of the soil using the incubation method

    In our study, the effect of fermented and specially added poultry manure products (superabsorbent polymer (SAP), bentonite and Aegis as a mycorrhizal inoculum) were investigated in a short soil incubation experiment – at 60% water capacity level - on sandy soil. Soil samples were collected from two layers of the incubation pots after the second and fourth week to check the status of the tested products and the processes in the soil. The pH and the electric conductivity (EC) of the samples were measured using an electrochemical method, while the ammonium and nitrate content of the samples was determined with a photometric method. Soil pH and EC values slightly were decreased during the experiment. Our results pointed out that the increasing dose of SAP caused lower soil pH. The nitrate content of the soil did not change significantly during the experiment. It was found that the increasing SAP content in the products, due to its cross-linked structural property, protected the nitrate ions from leaching. Our results suggest that applied SAP does not bind the nutrient ions so tightly in its structure that it competes with the plant for uptake.

  • New possibilities to determine wheat quality parameters by near-infrared spectroscopy

    Analyses and methods in wheat quality determination require more sample, time, work and cost, thatswhy flour quality control needs rapid, reliable tools. Near-infrared spectroscopy has many advantages, which make it suitable in quality control. NIR instruments need calibrations to their work. In our study we examined gluten content, falling number, valorigrpahic waterabsorption, alveographic P/L and W value of wheat samples. Modified partial least squares analyses on NIR spectra were developed for each property. The results show that we got such calibration modells, which are able to predict the properties (expect falling number) with enough accuracy.

  • Connections between land usage, property structure and agricultural enterprises in Hungary

    The last decade of Hungarian agriculture was marked and changes which affected all parts of agricultural production. This process resulted in a new ownership and organisation structure. The paper presents the effects of the changes in ownership on land use and the various enterprise forms and intends to outline the main tendencies. In general, it can be stated that the role of agriculture in GDP production and employment is decreasing in Hungary, but according to concurrent opinions of experts, agriculture still has and will have a major role in income production and the ease of social tensions in rural areas in the future as well. Hungary’s accession to the European Union provides new chances and new prospects for Hungarian agriculture and rural areas. Hungarian agriculture became a part of the internal market which includes about 450 million people. The safety of marketing became stronger, the rate of financial support is increasing and the income of growers will increase in the future. This process implies more obligations and the keeping of strict regulations. Competition inside the internal market is intensifying, competitiveness will be more important while the chances of development and investment of the growers and the feasibility of more effective land use are increasing. After the accession, integration into the directives formulated in the CAP and the packages of measures accepted in it is framework have growing importance.
    These directives encourage farm-reallocation, namely the rational estate concentration. In general, it can be stated that rational estate concentration, and more effective land use as a consequence, will increase the efficiency of agricultural production.

    There were no significant changes in land ownership and use in 2000, compared to the period following the compensation process. Land is mainly owned by people who do not want to use their property, so they generally turn to renting it out to others. Although farming on rented land is performed under various conditions, farms try to rent the lands of better quality. In general, examined farms would like to increase their size by tenancy or land purchase. Buying land is a good investment, considering the price increase in the future, but because of the lack of capital, tenancy remains the main form of territory increase.
    Farms which rent land are in connection with a lot of owners, the land within their use is frittered away, it is in a lot of parts. Most rental contracts are written, but the ratio of oral contracts is still quite high. To reduce this ratio is one future aim. One more characteristic of the rental contracts is the dominance of a medium length period – which is acceptable for both the owner and user, but the ratio of short time contracts is still high. Land rent, on average for the examined farms, is quite balanced, it is on the level of about 16.000 HUF/hectare.
    The land users mainly pay the same land rent to the owners, but in some cases, there are exceptions. Generally, land rent is a fix cost, but sometimes this cost depends on the level of the yield or the change of product price. Land rent, on average, is 16% within the production costs on the examined farms, which try to choose better and larger lands for rent. Sometimes, farmers can pay higher land rent for the unit of better land, but this is not a general tendency. It is mainly true that they pay the same land rent for the unit, regardless of land quality. Land owners can not interfere in the use of their land within the rental period, and also is a main characteristic of contracts that important particulars are not spelled out sufficiently by the partners. It follows that their content has to be improved in the future.

  • Assessment of energy generated by biogas production in the educational industrial unit of the University of Szeged, Faculty of Agriculture, with special regard to biomass originating from agriculture and the food industry

    The importance of waste treatment is increasing. Environmental aims are the main driving force. Stricter regulations for landfills lead to the development of alternative treatment methods for waste. For agro-mechanical research, wastes from animal rearing and the food industry, secondary-tertiary biomass, is of deep concern. Available technology is versatile and relatively simple to use as a reliable and effective means of producing a gaseous fuel from various organic waste. The most common application has been the digestion of animal dung, agricultural, and food-industrial waste. This was studied by our department in our pilot farm of our Faculty. The 50-dairy cow, family sized model farm was built in the summer of 1991, as a result of a Dutch – Hungarian cooperation, on the property of the Faculty. The new pig farm, with 30 sows, and the new goat farm, with 100 nannies, was given to the Faculty on 25 April 2001. On the basis of livestock data, the annual dung production and the producible energy were determinate. The energy was calculated by biogas production coefficients in literature.

  • Studies on the Suitability of Different Mould Media Compositions for the Mycological Evaluation of Hay Samples

    t evaluating mould contamination of hay samples in more than the half of the cases Mucor spp. (and Trichoderma spp. in a smaller extent) overgrew slower developing moulds, spoiling the assessment of total mould CFU and the detection of fastidious organisms, among others the toxinogenic Fusaria. In parallel microbiological evaluation of hay samples comparing to the ISO 7954 medium as reference a) the overgrowth inhibiting effect of Rose Bengal (ISO 7954-RB); b) the combined inhibiting effect of Rose Bengal and Dichloran (dichloro-mononitroaniline) in DRBC; c) the inhibition of Dichlorane in ISO 7954 (ISO 7954-DC); d) the lowering of nutrient levels to 1/4 (1/4 N ISO 7954, 1/4 N-DRBC and 1/4 N-DC); e) the inhibiting effect of dinitro – salicylic – acid (DSA), a reducing sugar binding compound, as a potential growth inhibitor (RBC-DSA) were studied. The results showed, that 1) MSZ-ISO 7954 medium codified by the official method was unsuitable for the detemination of mould count and for the detection of toxinogic spp. in hay samples. In half of the cases the overgrowth of Mucor has spoiled CFU enumeration and recognition of toxinogenic moulds; 2) Inhibitor supplemented DRBC medium (King et al., 1979) enabled early CFU enumeration by uniforming colony sizes and by efficient suppression of Mucor, but the pink background colour of the medium was disturbing the observation of tints of conidia, which were characteristical to toxinogenic moulds like Fusaria. The hypha-staining property of Rose Bengal did not prove very important; 3) According to the recent stage of our studies, the ISO 7954-Dichloran combination can be recommended for the mycological evaluation of hays and dried roughages. CFU can be enumerated early, Mucor suppressed in the same extent as with DRBC and colours are easily observable; 4) 2-4-Dinitrosalicylic-acid (DSA) proved unsuitable as inhibitor, for its poor efficiency and for its intense yellow background coulour.

  • Examination of soil parameters based on the evaluation of the spectroradiometric reflectance characteristics of the topsoil

    In this article we are presenting the methodology applied to analyse and interpret the topsoil surface reflectance parameters of multiple samples collected in the Mugello valley area in northern Italy in October 2012. The main aim of the whole project was to discover geomorphological behaviour and situation of the area ino order to improve potential for correct dating of certain archaeological artefacts found in the nearby areas. One of the crucial problem researchers are facing in the area is the lack of understanding of the underlying geological and geomorphological processes that were describing and characterizing the area and that played important role not only in the current geography and landscape formation but also in the transportation of various sediments and artefacts. In this particular research the main aim is to examine the possibility of developing a quick way to assess low level properties of the soil using hand held spectrometer and rapid analysis of cross-section using in situ measurement techniques. In this work we collected over 2000 individual samples of topsoil surface reflectance properties that we organized into a spectral library. This library is then to be used to describe physical and chemical processes in the soil. To support the analysis results were compared to analysis results from different kind of assessments in the same area. Our results show a great potential of application of hand held imaging spectrometer in soil property analysis based on the top soil surface reflectance parameters.

  • Distribution of family farms according to estate size and land usage in Hajdú-Bihar County

    In harmony with European tendencies, the role of agriculture and its share in GDP output, as well as in employment, is continuously decreasing in Hungary and Hajdú-Bihar County. At the same time, according to the specialized literature, the role of agriculture is still extremely important in the income of the rural population and in easing the present social tensions, and this will not change in the future. The economic and social processes of the last one and a half decades caused radical changes in agriculture. The above-mentioned processes resulted in new property and organizational structure in the field of leasehold and land structure. The rational land concentration which came to pass in the last few years can be mentioned as a favourable tendency that improves the efficiency of agricultural activities, as well as the more effective land usage accompanied by this process. In addition, it supports the integration with principles formulated in the Common Agricultural Policy. In this study, I survey the effects of established processes and the change of land usage in the case of individual family enterprises in Hajdú-Bihar County. The choice of the examination area was motivated by the higher proportion of agricultural area in comparison with the national average and the fact that this sector has great importance today, too.

  • Comparative analysis in residential property price level and price dynamics in urban and rural areas of Hajdú-Bihar County

    In modern market economies residential real estate prices, price shifts and their correlations with macroeconomic factors are surveyed quite frequently. However, in contrast with the wide scope of foreign examples, so far existing analyses in Hungary have ignored examining relation and extensity of macroeconomic indicators and failed to examine their effect on real estate pricing. The scope of this survey is to highlight these potential correlations and thus develop new aspects of analysis. Although the examination needs further extension both in time and space, the results of this survey may help to understand the importance of the responsible management of the most precious element of national wealth from the perspective of sustainable rural development.

    Based on my preliminary results, there exists a strong correlation between the number of inhabitants of a settlement and the average real estate prices. Nevertheless, the correlation seems to be significant only for cities. In the case of smaller settlements the correlation still exists but at a lower level. As opposed to the results of former publications and my own expectations, no direct link could be tackled between the amount of income tax paid by private individuals and real estate prices either in the cities or in the villages within the territory and time span examined in my analysis. Although this correlation is measurable on a macro-economic level, my micro-regional analyses revealed the complexity of asset pricing and price volatility. Continuing this survey, my goal is to identify the hidden factors influencing real estate prices, whose thorough mapping may promote conscious rural development.

  • Investigation of the milk composition of three Tsigai sheep varieties, and the detection of cazein fractions of sheep milk by Reversed-Phase HPLC

    The measurements started in 2005, the author used the milk of 3 types of Tsigai Sheep that are suitable for milking, they examined the milk composition, the possible differences between the milk types, the coagulation characteristics, cheese processing, yielding characteristics and the transfer of solid content into cheese. From the large number of measurements, the results of milk composition examinations are described.
    During the research the author examined the milk coagulation property of three types of Tsigai Sheep QTS 25 is a substance investigating instrument, and its primary mission is the analysis of the substance profile. The advantage of this instrument is the representation of the survey graphs from which the part of the substance characteristics could be directly read off. By the help of the applied mathematical and statistical operations we tried to establish connection between the congealment-hardness and the specialty of the different types of Tsigai Sheep.
    In 2006 the author began the identification and qualification of the major sheep milk proteins by RP- HPLC method. She used a scientific article written by Bordin et al. The method is able to separate and quantify the seven major proteins. However Bordin’s procedure was developed using bovine milk, the author adapted it to sheep milk.

    This paper discusses open source software which became one of the most important trends in the software industry recently. The most often asked questions in this area are those related to intellectual property rights. The author used a more general approach and tried to give a survey of the advantages and disadvantages that the market players (developers, government and last but not least users) have to face.
    After sketching the history of open source software and discussing some of the prevailing definitions, we turn out attention to the starting point: what motivates the developers? Then we give a general overview of the advantages and disadvantages of open source software. In the next part, the author analyses the software policies of the EU partially based on the abovementioned advantages and disadvantages. Finally the paper concludes with the discussion of user benefits and costs.

  • Evaluation of Soil Degradation Based on High Resolution Remote Sensing Data

    Soil salinity is the main problem of soil degradation in the Grate Plain with cultivated area of 20% affected. Its influence is accelerated on the water managed and irrigated lands. Remote sensing can significantly contribute to detecting temporal changes of salt-related surface features. We have chosen a farm where intensive crop cultivation takes place as a test site as soil degradation can be intensive as a result of land use and irrigation. In order to evaluate soil salt content and biomass analysis, we gathered detailed data from an 100x250 m area. We analyzed the salinity property of the samples. In our research we used a TETRACAM ADC multispectral camera to take high resolution images (0,2-0,5 m) of low altitude (300-500 m). A Normalized Vegetation Index was computed from near infrared (750-950 nm) and red (620-750 nm) bands. This data was compared with the samples of investigated area. Analyzing the images, we evaluated image reliability, and the connection between the bands and the soil properties (pH, salt content). A strong correlation observed between NDVI and soil salinity (EC) makes the multispectral images suitable for construction of salinity map. A further strong correlation was determined between NDVI and yield.

  • Overview of test methods used to classify wheat flour and bread samples – REVIEW

    In Hungary, common wheat (Triticum aestivum ssp. vulgare) is of good quality and world famous. In addition, it plays an important role in the human diet. The classification of flours ground from wheat is quite decisive and there are several methods for its examination. The most important flour testing requirements include moisture content, protein content gluten properties and the most important bakery value number. The measured characteristics give us the opportunity to conclude about the properties of the dough, and then bakery products. Several dynamic and static methods have been developed to study the physical properties of dough. The evaluation of products can be carried out in several respects with the help of a baking test. The multitude of methods currently used to qualify flour, dough and finished products also proves that the overview of the methods is quite topical.

  • Comparison of alveohraph and extensigraph properties of winter wheat samples

    The rheological properties of dough are determined by the amount and proportion of gliadin and glutenin proteins. Extensibility and resistance to the extension of doughs which can be measured using the extensigraph or alveograph allow good assesment of the baking behavior under realistic conditions. In our study, we compared the extensigraph and alveograph parameters of 87 flour samples. The results showed that the alveograph parameters were different from the extensigraph parameters. The classification of wheat varieties was different, and the order of varieties, as well. The alveograph properties were affected by other factors than the extensigraph properties, except the W value. The two rheological tests did not give similar results, therefor neither test are replaceable.

    During the microwave processing, despite the conventional heating, the material heats consistently inside. This property of microwave is utilized by drying and dehydration processes. The thermal sensitivity of raw materials of food industry requires development of gentle, fast and controllable technologies, which is realizable by means of combination of conventional and microwave techniques. The other important application area of the microwave technique is food industrial practice is enhancing the microbial safety of products, mainly by pasteurization processes. In recent time the strict environmental regulation necessitate developing more effective treatment of wastes, waste waters and sewage sludge. Because a part of these techniques are heat and power demanded, the microwave technique may be an alternative process in execution of sludge conditioning, drying or gasification and pyrolysis.
